“Help Me, Rhonda” For A Day

  • Need more than just a few hours because of distance, multiple rooms or whole house involved?
  • Actual hands-on furniture and art placement or creative storage solutions.
  • From interior to exterior (paint colors, millwork, moving stairs, patios, room uses, house lay-out and flow), if it’s related to the house, I can help.

Or…

Proposed Plan Review

  • New construction or remodel plans done but seeking a second opinion and fresh eyes?
  • As a specialist, I can always improve kitchen/bath plans (of architects, builders or cabinet shops)
  • Avoid pitfalls, missed opportunities, improve house flow and use, crucial for longevity of a home.
  • Design fact; a good plan costs the same as a bad plan, usually less.

Or…

E-Design

  • Virtual in-home consultation and plans (if you don’t have existing plans, I can step you through how to do a measure so I can create one).
  • I do projects around the country via computer and conference calls, FaceTime, screen shares, photos, Dropbox, Pinterest and emails.
  • I can do consultations, plans, product recommendations and applied design.
  • We can apply any of above services remotely (except physically moving your furniture or hanging your art; THAT’S a different kind of gift).

+ #4 - Preliminary - Plans/Specifications

Goal: We narrow down to a great prelim plan and specs to get you prelim contractor pricing. No need for micro details at this stage before a prelim reality check. I’ll show you examples.

Cost: After scope’s determined (with surrounding areas included), a fixed fee is calculated.

Plans: Preliminary plans are hand-drawn at this stage.

  • I set up a shared Dropbox, an easy way to share for both of us
  • Measure: We’ll discuss – either you have existing plans, you measure or I do
  • Plan / existing: Walls, windows, doors, mechanical, existing materials noted on plans
  • Plan / new options: I provide conceptual plan sketches/options (usually more than imagined)
  • Plan / final selected: I provide more plan detail, elevations, mechanical (lighting, electrical, HVAC)
  • Meetings (remote or in-person): Include consultations, goals, plan reviews, revisions, phone calls, e-mails, assignments given, 2 revisions.

Specifications: Preliminary outline, necessary for any pricing to be done and avoid that pitfall.

  • Product selection: Using initial intake, recommendations are made for cost, aesthetics, appropriate to home, pros/cons, care, photos provided.
  • Specifications: A written version of the project; all phases of construction, product categories, generic products and allowances are used at this phase (demo, framing, drywall, plumbing, electrical, cabinets, counter, etc. – some unsexy but necessary details often omitted).

If your contractor’s preliminary proposal is feasible, continue to…

+ #5 - Final - Plans/Specifications

Goal: With preliminary plans and specs, we proceed to finalize details so a final cost can be provided by the contractor and trades people with final walk-throughs.

Cost: The scope and remaining work known at this stage, a fixed cost will be provided to you.

Plans:

  • Plans: Now converted to CAD (computer-aided design) includes cabinet, appliance and tile details, elevations, mechanicals (lighting plan, HVAC, etc.)
  • Plans / 3-D: Renderings are available, depending on conceptual need and budget.
  • Consultations to finalize in person or remotely.
  • Excluded: Structural drawings, engineering and permits.

Specifications:

  • Product selection: All final products selections, all phases, are selected at this point, details, model numbers and finishes to achieve the design goals, both aesthetic, practical and cost.
  • Specifications: The preliminary outline is now filled in with these final selections, providing a contractual version of the project insuring consistency between what is selected, priced and installed. This assures a clear comparison if getting multiple contractor bids. Far beyond generic allowances, good specs make for a smooth production and minimize surprises and change orders.

As a general contractor doing higher end large projects, I find Rhonda’s attention to detail and accurate construction documentation to be refreshing. She takes the time to get it right which is rare in this hurry up and get it done world. Her designs are creative, aesthetically beautiful as well as functional. She understands construction, unlike many in her field, which allows us to collaborate on value engineering and efficient problem-solving. I look forward to many more collaborative opportunities with Rhonda.
